What will ResortQuest do for me?

ResortQuest will market and promote your home to perspective renters, take reservations and payments from guests, handle guest requests and complaints, hire and manage service providers, collect and remit sales tax, send monthly revenue statements and checks, and year end tax information.  We have local professional staff on call to assist owners and guest 24 hours a day.

Does ResortQuest own rental property?

ResortQuest does not own any rental units so we do not compete with owners in placement of reservations we generate.  Our focus is to serve you, our owner, and maximize your revenue.

What kind of marketing does ResortQuest do?

What do the industry term ‘wholesaler’ and ‘online travel agent’ mean?

Wholesalers and online travel agents are third party distributors that market and package inventory to consumers and travel agents at many of our locations.  Examples of these are Expedia, Orbitz, Travelocity, central reservation centers, and a variety of independent companies.  In the past, wholesalers and online travel agents typically received 10% - 20% commission.  Today, these agents demand upwards of 25% due to the competitive environment created by the internet. 

What is ResortQuest doing to remain competitive on the Internet?

Over 85% of consumers will have researched their vacation online.  Paid and sponsored keyword search positioning is critical to capture that potential guest’s initial interest and ultimately lead them to make a reservation. We have key web team members who research key words and page tags to maxmize our results on web searches.  

How does Resort Rental Vacations work?

Online bookings and those driven directly from the internet are charged a minimal commission.  This commission varies per location based on the average cost of keywords in that destination. This amount is collected each month and goes directly to fund RRV’s initiative at that specific ResortQuest location (i.e., Park City goes to Park City, Steamboat goes to Steamboat).  ResortQuest covers the full expense of the expertise needed to manage this initiative including the cost of staffing, management, and third party consultants.  Owners only participate in the cost of the keywords if they convert into a booking in their property. 

How is the rental rate set?

Our goal is to maximize occupancy for each rental property booking at the highest dollar value the market will bear for a particular time period.  Our in-depth analysis of competitor rates, industry trends, and economic climate come into consideration.

When do I get paid for my reservations?

You will receive monthly owner statements detailing revenue and expenses.  Timing of payments from reservations will vary by market based on real estate regulations and/or market standards.

How do I book stays for myself or my guests?

There are a variety of ways; calling our reservations dept, book directly through owner net, and some locations provide a calendar. 

How will you ensure my property is properly maintained?

Our local experienced staff is dedicated to the care and maintenance of your investment.  In addition to the inspections that occur before reservations arrivals and after departures, our team has periodic security and maintenance checks that take place. 

What happens if a guest damages my unit?

Housekeeping performs regular inspections to your unit in conjunction with guest arrival and departures.  If we find anything missing or damaged, we will make every attempt to track the incident to a specific reservation.

What is owner net?

Owner net is an online service that allows you to view your monthly owner statements, future reservations, make reservations for yourself or your guest.  Local news and major weather events will be periodically posted and vary by location.

What level of communication can I expect from you?

Each month we will send your owner statement itemizing revenue and expenses.  Newsletters are also distributed from our local management team.  This information ranges from ResortQuest news, events, reminder of services, and helpful articles pertaining to vacation rental and property ownership.  Of course, your local management team will be communicating with you on a regular basis.  Our job is to understand what level of service and communication you desire and make sure we provide it.

How do I enter the rental program?

Our local management will inspect your unit to ensure it meets quality standards.  Upon inspection, we will advise you if anything needs to be done before it can be added to our rental program.  At that point, you will be provided with a management agreement for your acceptance and signature.
